Seller Success
Using a good seller's agent is the difference between a pleasant, profitable experience or not. The seller usually pays the real estate agent commissions, which are taken from the proceeds of the sale and distributed after the close of escrow. The commission is negotiable and is usually split in half between the seller’s agent and buyer’s agent, although other splits are possible. If you choose not to have a real estate agent represent you, your property will not be listed on the MLS, multiple listing service, and presented to the buyers of licensed real estate agents whose firms belong to the local MLS.
Look for a seller's agent who will be your partner and work with you throughout the entire process. Find someone you trust, who will give you the facts, and help you make intelligent, well-informed decisions.
Your True Realty Services Agent will:
- Help you set price that reflects the market-- high enough to maximize your profit, but not so high that it scares off buyers
- Make recommendations on quick fixes to attract more buyers and schedule for photos to be taken to highlight the features, benefits, and other amenities of your home.
- Promote your property to other real estate agents and provide a secure lock box to make it more assessable for other agents to show their buyers.
- Place a FOR SALE sign on your property and advertise your property to generate prospective buyers.
- Leverage your bargaining power to negotiate from a position of strength to extract the highest offers and best outcome for your sale.
- Present your written disclosure regarding the condition of your property to buyer prospects to assist them in preparing an offer and provide you with information regarding a home warranty that can significantly increase the marketability of your home.
- Review with you all purchase offers as they are presented, and negotiate on your behalf to reach a purchase agreement with terms that are favorable for you.
- Continue to work with you throughout the closing process to facilitate the home inspection and, if needed, attend the closing to ensure all problems are addressed properly to have a smooth closing.
- Keep you inform of all transactions including the satisfaction of all contingencies and conditions during the entire transaction.
- Represent your interest as the seller throughout your home selling experience.
